Sr Analyst, Marketing Analytics
JOB DESCRIPTION
1. Accesses a variety of sources of market intelligence and performs detailed analysis to understand the current economic, demographic, and other factors influencing the multi-family housing, and makes recommendations for effective response strategies.
2. Reviews financial and operating reports and statements for individual properties and the assigned portfolio against available market data to identify potential areas of vulnerability or opportunities, and communicates findings to the regional property managers and others to facilitate effective and timely decision-making.
3. Works with Revenue Managers, Regional Property Managers, and others to formulate pricing, concession, and other income-generating strategies to drive occupancy and maximize revenue based on current and predictive market conditions.
4. Coordinates with marketing associates in and outside of the portfolio on planned programs, initiatives, and projects related to marketing, advertising, sales, and new business development that may influence or come into play within the assigned portfolio.
5. Assists in planning for existing and prospective client and new business presentations by gathering relevant market data, preparing presentation materials and performing data analysis as needed to enhance the quality of the sales pitch and presentation.
6. Researches and evaluates asset performance of local competitors, compares their performance against Greystar’s assets, and identifies areas for improving the Company’s competitive posture within the market.
7. Develops and maintains a wide array of reliable market data sources, including market data related to emerging internet technologies, provides market analysis on proposed acquisitions and new management contracts, and participates as needed in the operational and financial due diligence process.
8. Prepares reports, summaries, and other documents as requested for existing clients on the performance of the assets compared to market conditions.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
